Background: <br />CONSIDER DEMOLITION OR LEASE OF PROPERTY <br />LOCATED AT 6101 HWY 10 NW <br />By: Sean Sullivan, Economic Development Coordinator <br />Case # a <br />On March 22, 2005 the City entered into an agreement to purchase 6101 Hwy NW (former <br />Ralph's Gun and Pawn) as part of the Highway 10 RALF project. The City continued to lease <br />the building to a pawn shop until December 2008. The building is currently vacant and is being <br />heated minimally to keep the building functional. The Building and Fire Officials visited the site <br />on January 12 to determine the condition of the building from a building and fire standpoint. <br />The past use of the building (Ralph's Gun and Pawn) was considered mercantile (M) and that <br />allows for the building to be used as a store. From Staff s perspective, the building would need <br />significant work to get it into a leasable condition. The building is 3,808 square foot in size and <br />that requires it to have a water suppression system installed if the use changes from its current <br />use which is (M). There are also other improvements that would be necessary if the use were to <br />change such as installing bathrooms for the public depending on the use. These limiting factors <br />make it very difficult to financially support leasing the building to any other user that is not <br />classified as (M). <br />The RALF program has set aside $10,000 for demolition of this building. City Council needs to <br />direct Staff to either market the property for lease to a (M) user, make improvements to the <br />building that make it leasable to more tenant classes, or to authorize City Staff to gather bids to <br />demolish the structure.
