<br />11. Off-street parking and outside storage or display areas; <br /> <br />11. Calculations of projected water usage using Minnesota Pollution Control <br />Agency and/or Minnesota Department of Health guid6lines; and . <br />12. Color rendering(s) and when requested by the City, colored material samples. <br /> <br />13. Traffic Generation Analysis as determined .necessary by the City. <br /> <br />Subd.3. Zoning Administrator Review. The applicant shall submit the <br />application materials for the proposed project to the Zoning Administrator at least thirty (30) days prior to <br />a regular Plaiming Commission meeting.. The application materials shall consist of the following: <br /> <br />a. Completed site plan application; and <br />b. Application fee and escrow deposit, in an amount as determined from time to time <br />by City Council resolution; and <br />a. Information as required by this Section; and <br />b. Any other information determined necessary by the City. <br /> <br />Subd. 4. Administrative Site Plan Review. Under certain circumstances, the Zoning <br />, Administrator may approve Site Plans for expansions of existing Buildings administratively. . <br /> <br />a. The Zoning Administrator may approve Site Plans administratively if all of the <br />following circumstances are met: <br /> <br />1. The expansion is contiguous to an existing Building previously approved <br />through Site Plan Review and Building Permit; and <br /> <br />2. The expansion is less than or equal to 20% of the existing Building according <br />to the approved building permit(s) for the existing Building; and <br /> <br />3. The expansion does not exceed 43,560 square feet of disturbed area; and <br /> <br />4. The expansion is not located within the Flood Plain, Scenic Rivers, <br />Environmental Protection, or Critical Rivers Overlay District. <br /> <br />5. The expansion does not expand any non-conforming or conditional use. <br /> <br />b. Site Plan submittals meeting the requirements of Subd.4.a of this Section will still <br />be reviewed by all applicable agencies in addition to the City in accordance with all <br />applicable regulations and within time limitations in accordance with Minnesota <br />Statute. <br /> <br />Subd. 5. Full Site Plan Review. Site Plan submittals that do not meet the requirements <br />of Subd. 4 of this Section shall be reviewed by the Plmming Commission. After said review, the Planning <br />Commission shall niake a recommendation for approval, denial, or modification to the Council.
