Zoning Bd. of Appeals of Town of Stonington,
112 Conn. App. 239, 962 A.2d 177 (2009)

CONNECTICUT (01J20/09)-The Holts owned property in the
town. The property was located'in a coastal area management over-
lay district and a flood hazard overlay district. The Holts wanted to
raze the existing house on the property and construct a new one. Town
zoning regulations required "[a]ll new construction. . . be located 100
feet landward of the reach of the mean high-tide." The Holts' existing
house was located 44 feet from the mean high tide, and they .wanted
to locate the new house 47 feet from the mean high tide. In further-
ance of their proposal, the Holts filed a variance application with the
. town. They asked the town to allow them to build the new house 47
feet landward of the mean high tide, despite the zoning regulation. re-

":~.:~i:~i~~t::t~'ro~e~~lri~~:~~?:11Ij(4~~~tl~i~Prnqi~.~33; St}a'~I,..
