PUBLIC HEARING ~ <br /> REQUEST FOR A CONDITIONAL USE PERMIT <br />TO EXCEED SIZE RESTRICTIONS FOR ACCESSORY STRUCTURES; <br /> CASE OF MICHAEL ST. HILAIRE <br /> <br />By: Amy Geisler, Associate Planner <br /> <br />CASE <br /> <br />Background: <br /> <br />City Code restricts accessory structure building size based on the size of.the parcel. The City has <br />received an application from Michael St. Hilaire for a conditional use permit to exceed the <br />detached accessory building size restrictions established in City Code on the property located at <br />6251 169th Lane NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site layout <br />c) Proposed findings of fact <br />d) Proposed conditional use permit <br /> <br />Notification: <br /> <br />In accordance with State statute, Staff attempted to notify owners of property within 350 feet of <br />the S ubj ect Property of the applicant's request and the public hearing. <br /> <br />Observations: <br /> <br />The subject property is approximately 1.75 acres in size; City Code restricts accessory buildings <br />to 1,664 square feet on parcels this size. The applicant is proposing to construct a detached <br />garage that would be 1,200 square feet. Based on the existing accessory square footage, the new <br />building would exceed the allowable total for the parcel by 352 square feet. The applicant is <br />requesting the additional square footage to. construct a building to store personal property. The <br />applicant is limited to 3 accessory structures on the property. <br /> <br />The proposed detached accessory building will comply with all of the setback requirements and <br />accessory structure height restrictions established in City Code. The applicant is proposing <br />aluminum or hardboard siding for the structure to match the color of the house (wh/ch has <br />hardboard siding with brick detailing). Code violations relating to unlicensed and/or inoperable <br />vehicles and other outdoor storage have occurred on the property in the past; in light of this fact, <br />staff recommends granting the request for additional storage. <br /> <br />Recommendation: <br /> <br />Staff recommends granting the request for conditional use permit. <br /> <br />2O <br /> <br /> <br />
