CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW; <br />CASE OF BIJILDING FASTENERS, INC. <br />By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />Building Fasteners, Inc. is proposing to construct an addition to an existing manufacturing <br />building on the property located at 7100 Sunwood Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br /> <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />Building elevations <br />City Staff review letter dated August 1, 2003 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The applicant is proposing to construct an addition to an existing manufacturing building at <br />the comer of Sunwood Drive and Jaspar Street NW. The property is zoned E-1 Employment <br />(under the new zoning districts, to take effect August 25, 2003). Manufacturing facilities are <br />a permitted use in this district. The site plan is proposing to develop an addition with a <br />30,588-square-foot footprint that will include 34,245 square feet of manufacturing space and <br />3,657 square feet of office space. The lot in question is approximately 3.3 acres in size. Lot <br />coverage is restricted to 45% or approximately 65,644 Square feet. The proposed building's <br />footprint (existing and addition) is approximately 61,992 square feet. The proposed site plan <br />meets the required front, rear, and side yard setbacks. <br /> <br />The landscaping plan is generally'acceptable, but additional trees and shrubs will be required <br />to fully meet City Code requirements. The proposed addition appears to meet architectural <br />standards for finish materials. <br /> <br />Additional information on storm water discharge locations is required as to location of <br />discharge and amount. The submitted site plan suggests semi trailer trucks may need to use <br />the public right of way on Jaspar Street in order to back into the loading docks on the <br />addition. Staff is requesting more information regarding the use of these docks. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff <br />.Review Letter dated August 1, 2003. <br /> <br /> <br />
