CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW; <br />CASE OF B~ND D PROPERTIES, LLC <br />By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />L and D Properties, LLC is proposing to construct a 12,533-square-foot <br />manufacturing/office building generally located on Radium St. NW between McKinley <br />St. NW and 140th Ax/e. NW. - <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />Building elevations <br />City Staff review letter dated August 1-, 2003 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The new manufacturing/office building is located in the E-2 Employment District (under the <br />new zoning districts, to take effect August 25, 2003). Manufacturing/office facilities are a <br />permitted use in this district. The lot in question is approximately 1.3 acres in size. Lot <br />coverage for the proposed project is approximately 22% (restricted to 45% under City Code). <br />The proposed site plan meets th~ required front, rear, and side yard setbacks. <br /> <br />The landscaping plan is deficient in the number, species, and placement of plantings. A <br />revised landscaping plan will be required. The proposed building appears to meet <br />architectural standards for finish materials. <br /> <br />The grading and drainage plan is also deficient in a number of ways and will need to be <br />corrected as outlined in the City Staff review letter. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff <br />Review Letter dated August 1, 2003. However, due to the additional information and <br />corrections needed, Staff will not bring forward the Site Plan to the City Council until <br />revised plans have been submitted and reviewed by Staff. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council ~ant approval/denial of the proposed site plan <br />for a manufhcturing/office building contingent upon compliance with City Staff Review <br />Letter dated August 1, 2003. <br /> <br />7O <br /> <br /> <br />
