.L

CITY COUNCIL WORK SESSION

Topic Report: Potential Business Park

By: Amber G. Miller, Cornm1ini.ty Development Director

Background:

Identifying land for a future industrial park was one of the priorities discussed in the Council Strategic
Goals. Curt Martinsori, ofPSD LLC, will be present to outline a concept to develop a business park
on property in southwestern Ramsey. This concept was presented to the EDA in February at their
regular Board meeting.

This area has been identified in the Draft Comprehensive Plan as Office Park. The Draft Plan has not
been reviewed by the Metropolitan Council so this review may be somewhat premature; but provides
a good opportunity to give input into the project at an early stage in the development. Council is
unable to formally review the plan until the Comprehensive Plan is adopted and the zoning code is
changed. The land use designation "Office Park" does not currently exist. The Draft Comprehensive
Plan states that "the Office Park designation is intended to accommodate corporate campus, office,
office-showroom, and other low-impact, job-producing uses that are less intense than those found in
the Business Park areas." The zoning code will have to be amended to add this designation once the
Plan is officially adopted. Then the property will have to be re-zoned to come into compliance for this
proposed use. The property in qu~stion is currently zoned R-l.

Action Statement:

Will be based on Council's~ W

Reviewed by: ~
City Administrator .
~ f

CCWS: 04-14-09
