EXHIBIT A Permanent Easements (1) A permanent trail and utility easement over, under, and across the westerly 30 feet of Lots 1 - 5, Block 2 PELTZER ADDITION according to the recorded plat thereof Anoka County, Minnesota. (2) A temporary construction easement over, under, and across the northwesterly corner of Lot 1, Block 2 PELTZER ADDITION according to the recorded plat thereof Anoka County, Minnesota. Such easement area commencing at the northwest corner of said lot 1, thence South 0 degrees 1 minute 33 seconds West, on an assumed bearing along the westerly line of said lot a distance 145 feet, thence northeasterly to a point 190 feet east of the northwest corner of said lot 1, as measured along the north line of said lot on an assumed bearing of South 89 degrees 16 minutes 55 seconds East, thence west along the northerly line of said lot 1 back to the northwest corner thereof, and there terminating. (3) A permanent utility easement over, under, and across the easterly 30 feet of the westerly 80 feet of Outlot C, ALPINE ADDITION according to the recorded plat thereof Anoka County, Minnesota.
