<br />Attachment E <br /> <br /> <br />Request for Final Plat Approval of Sunflower Ridg <br />Orrin Thompson Homes <br /> <br /> <br />Development Director Trudgeon reviewed that in 2002, the City app <br />lat and site plan for Sunflower Ridge. At that time, the plat consisted of .6 acres <br />proposed to developed in two phases with a total of 126 row style townhomes. L e [mal plat <br />for the first p se consisted of 46 row style townhomes. In 2005, Orrin Tho pson Homes <br />applied fol' a re . sed preliminary plat for the second phase of Sunflower . ge that would <br />provide a mix 0 roduct type, including 36 row .style townhomes an 44 back-to-back <br />town homes. The cn ge in product styles to include someback-to-back ts will not increase <br />the number of units t t was originally proposed for the 2nd phase of nflower Ridge. The <br />Planning Commission c ducted a public hearing on August 8, 2005 re ding the revisions. On <br />August 23, 2005, the Cit Council approved a revised preliminary t for the second phase of <br />Sunflower Ridge. The Co cil also approved the revised site pIon August 23, 2005. The <br />overall Humber of units has mained the same as what wa pproved in 2002. The road <br />configuration will remain the sa e as the preliminary plat. T Grading and Drainage Plan and <br />Utility Plan are generally accept Ie; the final plans must omply with comments in the City <br />Staff Review Letter. <br /> <br />Community Development Director Tru eon advised e final plans include a sidewalk along the <br />east side of Iodine and along the north si of 154tb venue N.W. The 2002 recommendation of <br />the Park Commission was for a cash pa nt satisfy park dedication requirements. That <br />recommendation was reconfirmed on August ,2005. In accordance with comments received <br />during the revised preliminary plat and sit la review, the Landscape/Tree Preservation Plan <br />shifts units 1-5 and 45-50 south to pre e mo trees than the original plan of 2002. He <br />advised staff recommends final plat proval subj t to the contingencies listed in the staff <br />report. <br /> <br /> <br />k, seconded by Councilm ber Pearson, to adopt Resolution <br />#05-09-307 granting final t approval to Sunflower Ridge nd Addition based on the revised <br />preliminary plat approve on August 23, 2005, and contingent u n the following: <br /> <br /> <br />a. Enter' g into a Development Agreement for required imp ements relating to plat <br />ap oval <br />tering into a Development Permit for required improvements <br />approval <br /> <br /> <br />Mo' n carried. Voting Yes: Mayor Gamec, Councilmembers Cook, Pearson, <br />o on, and Strommen.
