<br />(a) Whether the variance will impair an adequate supply of light and air to <br />adjacent property. . . <br /> <br />(b) Whether the variance will have the .effect of allOwing a use that is <br />prohibited in the applicable zoning district. <br /> <br />. ( c) Whether the variance will. impair established property values within. <br />the neighborhood. . <br /> <br />(d). Whether the increased height will be compatible with the principal <br />building on the same parcel. <br /> <br />(e) Whether the increased height will be compatible with eXisting <br />development in the immediate neighborhood. <br /> <br />(f) Whether the variance reqJ1ested is the minimum variance necessary to <br />accomplish the intended purpose of the applicant. <br /> <br />g.. Gambrel roofs (barn style) are permitted. <br /> <br />h. Detached accessory buildings shall be prohibited from containing complete <br />independent living facilities (accessory apartments). which would include <br />pe111lanent provisions for livfug. sleeping. eating. cooking and sanitation. <br />Independent living facilities shall be considered those which meet three or <br />more of the above criteria and have provisions for separating the living space. <br /> <br />1. Two-story accessory buildings shall not be permitted on properties less than <br />two (2) acres in size, A conditional use permit shall be required for two-story <br />accessory buildings on properties that are two (2) acres or greater in size. <br /> <br />j. No part of an accessory building shall extend into a drainage and utility <br />easement or any required setback. <br /> <br />k. Any. accessory building proposed to be within five (5) feet. overhang to <br />overhang. of the princip81 building shall either be made structurally a part of <br />the principal building or the wall and soffit area of the accessory building that <br />is within five (5) feet of the principal building shall be constructed to a one <br />(I)-hour fire rating. <br /> <br />l. Accessory Building Location. <br /> <br />.1. On lots two (2) acres (87.120 square feet) or greater in size. the detached <br />accessory building may be located nearer the front property line than the <br />principal building provided the followiilg criteria are met: <br /> <br />a,. The placement of. the detached accessory building maintains <br />compliance with the standard front yard structure setback requirement <br />for the respective zoning district; and _ <br />
