<br />6. Required Ground Cover. In the R-2 Residential District, all areas not <br />otherwise improved in accordance with approved site plans shall be <br />sodded. Noxious weeds do not constitute allowed ground cover in any <br />district. <br /> <br />Subsection 9.20.12 Subdivision 5 f. 7 & 8 are amended to read as follows: <br /> <br />5. Irrigation. All landscaped areas shall include underground irrigation <br />systems. Exceptions to this requirement include natural areas that are left <br />undisturbed. <br /> <br />6. Open Space. Each townhouse development shall have at a minimum, 40% <br />open space for the enjoyment of its residents that may be held as private <br />lots or in common areas. Qualifying areas include grassed lawns, <br />landscape areas, gardens, natural areas, landscape rock, mulch, wetlands, <br />and ponding areas. Of the 40% open space, 10% is to be dedicated as an <br />identifiable common area for use by residents of the development. <br /> <br />Subsection 9.20.13 Subdivision 5 is hereby amended to read as follows: <br /> <br />Subd.5. General R-3 Residential Performance Standards (also refer to <br />Subsection 9.11.01 for general requirements). <br /> <br />The following language in Subsection 9.20.13 Subdivision 5 e. is hereby repealed: <br /> <br />5. Grading. Final slope grades shall not exceed 3.5:1 unless terracing of <br />retaining walls is approved. Berming for parking lots and open space <br />areas shall not exceed a slope of 3: 1. <br /> <br />6. Required Ground Cover.
