<br />4. That the total area of the property to be rezoned is 6.16 acres ili size.. <br /> <br />5. Thatihe proposed rezoning is located within the Metropolitan Urban ServiceArea (MUSA) <br />boundary. <br /> <br />6. That the Subject Property is currently zoned R-3 Residential. The property is adjacent to a <br />commercial area zoned PUD to the west, by River's Bend Park to the east, and R -1 Siligle <br />Family Residential to the north. <br /> <br />7. That the development will ilic1ude assisted living and memory care for senior citizens, <br /> <br />8. That the development is proposing to cieviate from City Ordinances in the following <br />manner; reduced number of parking spaces and reduced parking setbacks than required as. <br />indicated on the Site Plan attached as Exhibit A. <br /> <br />9. That the Applicant is proposing to have ~% private open space as part of the development, <br />which meets the 50% requirement for private open space required under City Ordinances. <br /> <br />10. That the Applicant Wis not proposing a high quality of design and design compatible with <br />surrounding land uses, both existing and planned. <br /> <br />11. That a wider range of housilig types, price ranges and styles than could be accomplished <br />under existing zoning is/is not being proposed; <br /> <br />12. That the proposed public amenities, facilities and open spaces are/are not greater than the <br />minimum requirements of existing zoning and determined to be in the public good.. <br /> <br />13. That the. Applicant is proposing a development that is/is not compatible with the purposes <br />and intents of this Zoning Chapter and the City's Comprehensive Plan. <br /> <br />14. That the proposed development will/will not exercise any substantial detrimental influence <br />on the market value of surroUlfding properties. <br /> <br />15. That the proposed development will/will not. show a favorable economic impact on the <br />com,rnunity at large. <br /> <br />16. That the proposed development.will/will not adversely impact natural features such as <br />wetlands, water features, woodlands, and steep slopes. <br /> <br />17.
