7. That the Applicant will reside in the home on the Subject Property. <br />8. That the Applicant's business does not typically receive material truck deliveries, does <br />not have customers coming to the property, and is located on a county road; therefore, the <br />use should not create excessive vehicular traffic to the Subject Property as defined in <br />City Code Section 9.11.04. <br />9. That the Applicant's business will operate 24 hours a day, 7 days a week.. _ <br />10. That the Applicant's business currently has two commercial vehicles to support the <br />operation of the tow and recovery service. <br />11. That there is currently outside storage of business vehicles on the Subject Property. <br />12. That the Subject Property has parking and maneuvering areas will need to be upgraded <br />to class V, concrete or.bituminous materials as defined in City Code Section 9.11.08. <br />13. That the Subject Property does not have the necessary screening for commercial <br />vehicles that are parked outside for a period exceeding eight (8) hours as defined in City <br />Code Section 9.11.08. <br />14. That there is adequate room to move to extend the parking area toward the back of the <br />Subject Property, thus making the vehicles less visible, but that it would require the <br />removal of trees. <br />15. That the home occupation has the potential to create a nuisance to neighbors because of <br />excessive noise and vibration from tow vehicles traveling to and from the Subject <br />Property. <br />16. That there would be no exterior signage promoting the business on the Subject Property. <br />17. That all structures shall comply with all applicable codes, including building, fire and <br />zoning. <br />18. That the proposed use will/will not adversely impact traffic in the area. <br />19. That the proposed use will/will not be compatible with the residential neighborhood due <br />to density and lot size of the surrounding lots. <br />20. That the proposed use will/will not be unduly dangerous or otherwise detrimental to <br />persons residing or working in the vicinity of the use or to the public welfare. <br />21. That the proposed use will/will not substantially adversely impair the use, enjoyment, or <br />market value of neighboring properties. <br />22.
