<br />CASE # -5 <br /> <br />REQUEST FOR SITE PLAN REVIEW; <br />CASE OF JBT Machining and QDP Technologies <br />By: Tim Gladhill, Associate Planner <br /> <br />Background: <br /> <br />lB.T. Machining and Q.D.P. Technologies are proposing to construct a new facility at the <br />intersection of Sunfish Lake Boulevard and 144th Avenue in the Sunfish Lake Business Park <br />Third Addition. <br /> <br />Notification: <br /> <br />Site Plans do not require a pl,lblic hearing. <br /> <br />Observations: <br /> <br />The Applicant is proposing to. construct a 20,000 square foot manufacturing and office facility in <br />the E-l Employment District. Warehouse, manufacturing, arid office uses are permitted uses in <br />this district. No platting is involved in this site plan and this is a development of a vacant parcel <br />currently owned by the City. The project includes TIF assistance. <br /> <br />The proposed site will have a building coverage of approximately 11 %. City Code permits <br />building coverage up to 45%. The submitted site plan also meets all building and parking <br />setbacks required in the E-I District. The Site Plan also indicates an area for a future expansion <br />of approximately 20,000 square feet. <br /> <br />The site currently proposes to have two accesses onto 144th Avenue. City Code requires 35 <br />parking spaces for the type and size of building proposed; 41 parking spaces are shown on the <br />submitted site plan. City Staff finds the Site Plan provides adequate parking. <br /> <br />The drainage, grading, utility and landscaping plans are generally acceptable with revisions <br />. outlined in the Staff Review Letter. <br /> <br />The building is proposed to be constructed of dual color rock faced brick. Staff finds. this <br />acceptable to City Code standards. Staff will work with the Applicant to work out details of Trail <br />requirements along Sunfish Lake Boulevard prior to the City Council taking formal action. Staff <br />understands that the applicant has requested the landscaping requirements be calculated on only <br />the buildable area of the lot and not include the area containing the regional detention pond. This <br />review is based on the entire lot as dimensions for the buildable area we~e not included. If <br />dimensions of the buildable area are added to the landscaping plan, Staff could take that request <br />into consideration; however, our City Council will ultimately need to determine if that is <br />acceptable or not. <br /> <br />53 <br />
