<br />Attachment C <br /> <br />Exhibit C <br /> <br />CITY OF RAMSEY <br />DEVELOPMENTPERNllT <br />JBT/QDP <br /> <br />On August 25, 2009, Site Plan approval was granted by the City of Ramsey (I1Cityl1) to JDP/QDP <br />whose address is 6043 Highway 10 NW, Ramsey, MN 55303 (11 Permittee 11), to construct an 20,630 <br />square..;foot manufacturing and office facility ("Structure") on the property which is known as 6459 <br />144th Ave NW and legally described as follows: -_ <br /> <br />Lot 3, Block 1, Sunfish Lake Business Park Third Addition <br /> <br />the (I1Sitel1). <br /> <br />This approval is issued pursuant to g9.03.08 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />2. STATE BUILDING CODE COl\1PLIANCE: The Structure s}:lall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />3. SITE PLAN COl\1PLIANCE. The Structure shall be constructed on the Site as shown <br />on the Site Plan submittal prepared by Lampert Architects dated December 24, 2008. <br /> <br />4. REQUIRED Il\1PROVEMENTS. The Permittee shall construct and install the <br />following site improvements - on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the Grading and Drainage Plan prepared by <br />Hakanson Anderson Associates, Inc. dated October 23,2008. <br />b. Installation of concrete or bituminous driveways -and parking lot. <br />c. Installation of B-6/12 continuous concrete curbing around the perimeter of all <br />concrete and/or bituminous surfaces. <br />d. Establishment of turf in areas disturbed during construction and in accordance with <br />the Site Plan. <br />e. Installation oflandscaping materials in accordance with the Landscape Plan prepared <br />by Lampert Architects dated December 24, 2008, revised <br />f. Irrigation -metering and backflow devices shall be approved as part of the Utility <br />Plan, and installed accordingly. <br />g. Irrigation rain sensors shall be installed and appropriately placed throughout the <br />development. <br /> <br />62 <br />
