<br />leasehold improvement contribut\ons, which, for this type of office space <br />in the north metro, range from $25-$28 per sf for a 10 year lease term. <br />Staff is seeking direction with regard to this contribution. <br /> <br />To accommodate the lease of the office space beginning in July 2010, it will be necessary <br />to relocate staff that is currently located on the west-end of the first floor to second floor <br />of the municipal center and begin the build-out of the leased office space by January <br />2010. To that end, Staff has solicited proposals from Intereum for furniture design <br />services for the relocation of staff and furniture to second floor. New furniture for the <br />Municipal Center was designed by, purchased from and installed by Intereum in 2006. <br />Intereum is the metro area dealer for Herman Miller systems furniture, which is the <br />current furniture system utilized in the municipal center. The cost of the proposal for <br />design services to relocate staffis $3,055. The proposal is attached for Council review. <br /> <br />With regard to the build-out of the leased office space and potential mid-sized conference <br />room (see Block Plan Exhibits), staff has solicited a proposal from Parsons Commercial <br />Technology Group, Inc. (formerly 3DI - 3DI was the construction manager for the <br />construction of the new Municipal Center). Schedule A of the proposal from Parsons <br />details the work to be performed; in summary it includes the following: <br />A. General description of the project in the Ramsey Municipal Center Building: <br /> <br />1. Provide remodeling for approximately 2,200 sq. ft. office lease space for <br />Anoka County License Bureau in the current occupied first floor City <br />Finance and Community Development Office Areas. <br />2. Remodel remaining first floor space in the above area to a large <br />conference room space. <br />3. Relocate City Finance and Community Development to the second floor <br />Administration, and Engineering Department. Create two office spaces in <br />the "future" office space on second floor. <br />4. City will contract directly with each contractor performing work. <br />S. Attached is the proposed layout of the spaces. The spaces will be further <br />defined. (Exhibit A) <br />B Scope of work includes, but is not limited to the following: <br />1. Provide project management services for estimating, scheduling, bidding, <br />and construction coordination of the above described work. <br />2. Provide architectural floor plan and finish schedule to match existing <br />finishes in the remodeled spaces. <br />3. Coordination with City representative for relocation of staff. <br />4. Coordination with City representative for system furniture. <br /> <br />The cost of the proposal from Parsons is estimated at $36,000. Cheryl Badinger who <br />served as the construction manager for the construction of the new municipal center <br />would be the project manager for this work. She is knowledgeable of the building <br />construction and its systems, which will provide for cost savings and efficiencies in <br />drafting documents for estimating and bidding. <br />
