<br />Case # '-I <br /> <br />CONSIDER DEMOLITION OF PROPERTY <br />LOCATED AT 6101 HWY 10 NW <br /> <br />By: Sean Sullivan, Economic Development Coordinator <br /> <br />Background: <br /> <br />On March 22,2005 the City entered into an agreement to purchase 6101 Hwy NW (former Ralph's Gun <br />and Pawn) as part of the Highway 10 RALF project. The City continued to lease the building to a pawn <br />shop until December 2008. City Building and Fire Officials visited the site on January 12 to determine <br />the condition of the building from a building and fire standpoint. The past use of the building (Ralph's <br />Gun and Pawn) was considered mercantile (M) and that allows for the building to be used as a store. <br />The building is 3,808 square foot in size and that requires it to have a water suppression system installed <br />ifthe use changes from its current use which is (M). There are also other improvements that would be <br />necessary if the use were to change such as installing bathrooms for the public depending on the use. <br />These limiting factors make it very difficult to financially support leasing the building to any other user <br />that is not classified as (M). The RALF program has set aside $10,000 for demolition of this building as <br />part of the original purchase agreement in 2005 and it would not require the City to use City dollars to <br />raze the building. <br /> <br />The City Council directed staff to market the property for lease for a period of 6 months. To date, the <br />property has been shown to a number of interested parties but none of the parties have decided to lease <br />the building. As directed, staffwas to consider all viable offers and to this date there are none to review. <br />Staff is looking for further direction as to the future of this property. The City Council should consider the <br />following options and direct staff accordingly. <br /> <br />1) Continue to market the property for lease. <br />2) Demolish the property utilizing existing RALF Funds. <br />3) Direct Staff to develop a plan to renovate the building to bring it into a leasable condition. <br /> <br />Funding Source: <br /> <br />RALF Fund / City Funds <br /> <br />Recommendation: <br /> <br />Direct Staff to gather quotes for the demolition of the building located at 6101 Hwy 10 NW and authorize <br />demolition. <br /> <br />CC Action: <br /> <br />Motion to direct Staff to gather quotes for the demolition of the building located at 6101 Hwy 10 NW and <br />authorize demolition. <br /> <br />Review Checklist: <br /> <br />Deputy City Administra <br />City Administrator <br /> <br /> <br />CC: 08.11.09 <br />
