<br />8. That the Subject Property is surrounded by lots of various sizes; residential lots on the <br />east side of Jarvis Street North of the Subject Property range from approximately 2.1 <br />acres to 2.6 acres, and to the south is a 6.57acre residential parcel. <br /> <br />9. That the Applicant will reside in the home on the Subject Property. <br /> <br />10. That the Subject Property is at least three (3) acres in size and therefore the Applicant is <br />eligible to apply for a home occupation permit to operate a business within an attached <br />accessory struCture and employ at most three (3) non-resident employees, unless <br />otherwise permitted by City Code. <br /> <br />11. That the accessory structures for use of the home occupation are located on the Subject <br />Property. <br /> <br />12. That the Applicant's business currently has four commercial vehicles to support the <br />operation of the business. <br /> <br />13. That the Applicant's business does not typically receive material truck deliveries, and <br />does not have customers coming to the property; therefore, the use should not create <br />excessive vehicular traffic to the Subject Property as defined in City Code Section <br />9.11.04. <br /> <br />14. That the Applicant's business hours are Monday - Friday 8:00am - 5:00pm. <br /> <br />15. That there is currently outside storage of business materials or product on the Subject <br />Property. <br /> <br />16. That there is currently sufficient screening along Jarvis Street and along adjacent <br />properties to the North and South of the Subject Property. <br /> <br />17. That there shall be no exterior signage promoting the business on the Subject Property. <br /> <br />18. That all structures shall comply with all applicable codes, including building, fire and <br />zoning. <br /> <br />19. That the City or Zoning Administrator find the operation operates beyond the parameters <br />of an Administrative Home Occupation Permit (9.11.04 subd.l and subd.2) and therefore <br />requires Planning Commission and City Council review and approval. <br /> <br />20. That the proposed use will not adversely impact traffic in the area. <br /> <br />21. That the proposed use will be compatible with the residential neighborhood due to <br />density and lot size of the surrounding lots. <br /> <br />22. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br /> <br />23.
