17. That there shall be no more than two (2) vehicle trips per 24 hour period related to the Home Occupation, under the permitted two (2) vehicle trips per standard eight.(8) hour business day or sixteen vehicle trips within a twenty-four (24) hour period, as established in 9.11.04 (Home Occupations). 18. That the City finds the Home Occupation constitutes a fire hazard to neighboring residences due to the fact that past practices of the Home Occupation have included burning excess materials and supplies related to the .Home Occupation. The City further finds that the fire hazard is mitigated if the practice of burning . materials and supplie$ related to the Home Occupation is terminated. "19. " That the Home Occupation does not include operations related to internal combustion engines, body shops, ammunition manufacturing, motor vehicle repairs or sale. 20. That the Home Occupation does not employ persons that do not live in the dwelling unit on the Subject Property. 21. That the Home Occupation does not involve operating methods that include transactions with the public (customers, clients, consultants, subcontractors, etc.) on the Subject Property. " 22. That the Home Occupation does not conduct retail sales on the Subject Property. 23. That the Home Occupation business hours are proposed to be five (5) to six (6) days Ii " week operating between the hours of 6:00 a.m. and 7:00 p.m. 24. That all structures shall comply with all applicable codes, including, but not limited to, building, fire and zoning. 25. That the City finds the Home Occupation operates beyond the parameters of an general and administrative home occupation permit requirements (9.11.04 subd.1 and subd.2) and therefore requires Planning Commission and City Council review and approval. 26. That the City fmds that the Home Occupation operates beyond the intent and parameters of 9.11.04 (Horne Occupations) and finds that the Home Occupation is not low-level and does not protect the peace, quiet, and domestic tranquility of a residential area. 27. That the proposed use will/will not adversely impact traffic in the area. 28. That the proposed use will/will not be compatible with "the residential neighborhood due to density and lot size of the surrounding lots. " 29. That the proposed use will/will not be unduly dangerous or otherwise detrimental to persons residing or working in the vicinity of the llse or to the public welfare. 30. That the proposed use will/will not substantially adversely impair the use, enjoyment, or m~ket value of neighboring properties. 31.
