<br />The existing lot is currently served by private well and septic.. The Sketch Plan needs to be <br />revised to show the location of these services. The existing septic system is currently located <br />partially on the adjacent parcel to the east~ owned by the City for future right-of-way. This septic <br />system will need to be re-located to be fully on Lot 1, Block 1 prior to recordiI!g of the plat. <br /> <br />Park dedicati.on requirements have been satisfied for Lot 1, Block 1. Additionally, since no <br />additional buildable lots are being created, Trail Development and Stormwater Management Fees <br />. are not being .collected for Lot 1, Block 1. However, any additional buildable lots created with <br />future plats on the Subj ect Property shall be subj ect to applicable dedication obligations and. fees <br />including, but not limited to, park dedication, trail development fees, and stormwater <br />management fees. Also, sanitary sewer and water trunk fees are not being collected, as the <br />existing lot is seryed by private well and septic. <br /> <br />Minor plats do notrequire a public hearing or a prelimin~ plat The next phase of the review is <br />a final plat review by City Council. The Applicant has one year from approval.ofthe sketch plan <br />to submit a final plat. <br /> <br />Recommendation: <br /> <br />. - <br />The- sketch plan process provides the Planning Commission the opportunity to relay to the <br />developer components 'of the proposed subdivision related to land use, street network, dwelling <br />unit ,and other structure layout, and overall residential design that are acceptable and components <br />that may need further analysis during final plat submittal. - <br /> <br />C9inmission Action: <br /> <br />Provide the developer with feedback and direction related to the proposed sketch plan and <br />motion to waive the requirement for a Traffic Generation Analysis, subject to review of the City <br />.
