<br />Lease provides evidence that the Property Owners intended to lease the Subject Property <br />for motor vehicle sales. <br /> <br />7. That the last City Motor Vehicle License for the Subject Property expired on December <br />31,2007. <br /> <br />8. That on November 4, 2009, the City verified with the owner of Amazon Auto that <br />Amazon Auto did have a valid lease on the Subject Property until March 2, 2009, <br />although Amazon Auto did vacate the premises prior to expiration of the Lease. <br /> <br />9. That the City finds that motor vehicle sales is a legal, non-conforming use on the Subject <br />Property, subject to all applicable regulations related to legal, non-conforming uses, <br />based on the Lease. <br /> <br />10. That the Property Owners are still subject to legal, non-conforming statutes for future <br />uses and are still subject to loss of legal, non-conforming status for motor vehicle sales <br />should it be found that the use as motor vehicle sales is discontmued for more than one <br />year. <br /> <br />11.
