CASE <br /> <br /> REQUEST FOR A cO1NT)ITION:&L USE PERMIT <br />TO EXCEED SIZE RESTRICTIONS FOR ACCESSORY STRUCTURES; <br />CASE OF GERALD AND KAREN SCHMIDT <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />City Code restricts accessory structure building size based on the size of the parcel. The City has <br />received an application from Gerald and Karen Schmidt for a conditional use permit to exceed <br />the detached accessory, building size restrictions established in City Code on the property, located <br />at 15243 Yaldma Street NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site layout <br />c) Draft Planning Commission meeting minutes dated August 7, 2003 <br />d) Proposed findings of fact <br />e) Proposed conditional use permit <br /> <br />Notification: <br /> <br />In accordance with State statute, Staff attempted to noti~ owners of proPerty within 350 feet of <br />the Subject Property of the applicant's request and the public heating held by the Planning <br />Commission. <br /> <br />Observations: <br /> <br />The subject property is approximately 37,000 square feet in size; City Code restn~.c, ts accessory <br />buildings to 1,488 square feet on parcels this size. The applicants are proposing to construct a <br />detached accessory building that would be 1,080 square feet. Based on the existing accessory <br />square footage, the new building would exceed the allowable total for the parcel by 456 square <br />feet. The applicants are requesting the additional square footage to construct a building to store <br />the applicant's motorhome, boats, and other property. The applicants are lira/ted to 3 accessory <br />structures on the propeny. <br /> <br />The proposed detached accessory building will comply with all of the setback requirements and <br />accessory structure height restrictions established in City Code. Ciw Code requires accessory. <br />structures to match the finish material on the dwelling or have metal panels that are color <br />compatible. The applicants' home is stucco; the applicant is proposing vinyl or hardboard siding <br />for the accessory, structure that will be the same color as the home. <br /> <br />Recommendation: <br /> <br />The Planning Commission and staff recommend granting the request for conditional use permit. <br /> <br />-141- <br /> <br /> <br />
