CASE <br /> <br /> REQUEST FOR A CONDITIONAL USE PERMIT <br />TO EXCEED SIZE RESTRIC. TIONS FOR ACCESSORY STRUCTURES; <br />CASE OF MICHAEL ST. HILAIRE <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />City Code restricts accessory., structure building size based on the size of the parcel. The CiW has <br />received an application from Michael St. Hilaire for a conditional use permit to exceed the <br />detached accessory building size restrictions established in City Code on the property located at <br />6251 169t" Lane NV/. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site layout <br />c) Draft Planning Commission meeting minutes dated August 7, 2003 <br />d) Proposed findings of fact <br />e) Proposed conditional use permit <br /> <br />Notification: <br /> <br />h~ accordance with State statute, Staff attempted to notice owners of property within 350 feet of <br />the Subject Property of the applicant's request and the public hearing teld by the Planning <br />Commission. <br /> <br />Observations: <br /> <br />The subject property is approximately 1.75 acres in size; City Code restricts access.o, ry buildings <br />to 1,664 square feet on parcels this size. The applicant is proposing to construct a detached <br />garage that would be 1,200 square feet. Based on the e,,dsting accessory square footage, the new <br />building would exceed the allowable total for the parcel by'352 square feet. The applicator is <br />requesting the additional square footage to construct a building to store personal property. The <br />applicant is limited to 3 accessory structures on the property. <br /> <br />The proposed detached accessory building will comply with all of the setback requirements and <br />accessory structure heist restrictions established in City Code. The applicant is proposing <br />aluminum or hardboard siding for the structure to match the color of the house (which has <br />hardboard siding with brick detailing). Code violations relating to unlicensed and/or inoperable <br />vehicles and other outdoor storage have occurred on the property in the past; in light of this fact, <br />staff recommends ~anting the request for additional storage. <br /> <br />Recommendation: <br /> <br />The Planning Commission and staff recommend granting the request for conditional use pen-alt. <br /> <br />-153- <br /> <br /> <br />
