-188- <br /> <br />Case #6 <br /> <br />Request for Site Plan Review of Building Fasteners, Inc.; Case of Sharp and <br />Associates <br /> <br />Presentation <br />Associate Planner Geisler advised Building Fasteners, Inc. is proposing to construct an addition <br />to an existing manufacturing building on the property' located at 7100 Sunwood Drive. She <br />indicated the propert?' is zoned E-1 Empioymem, and manufacturing facilities are a permitted use <br />in this dis*Mcr. She stared the site plma is proposing to develop an addition with a 30,588 square <br />foot footprint that will include 34.245 square feet of manufacturing space and 3,657 square feet <br />of office space. The lot in question is approximately 3.3 acres in size. She noted lot coverage is <br />reswicted ro 45% or approximately 65.644 square feet, and the proposed building's footprint is <br />approximately 61,992 square feet. She indicated the proposed site plan meets the required front, <br />rear and side yard setbacks. <br /> <br />Associate Planner Geisler indicated the landscaping plan is generally acceptable, bm additional <br />trees and shrubs wilt be required to fully meet Ci~ Code requirements. The proposed addition <br />appears to meet architectural standards for finish mater/als. She stared additional informa';ion on <br />storm water discharge locations is required as to location of discharge 'amd amount. The <br />subrrhrted site plan suggests semi-trailer trucks may need to use the public right-of-way on Jasper <br />Street in order to back into the loading docks on the addition, therefore staff is requesting more <br />infornaation regarding the use of these docks. <br /> <br />Associate Planner Geisler stated Staff recommends site plan approval contingent upon <br />compliance with City Staff Review Lener dated August 1, 2003. <br /> <br />Public Hearing <br />Dennis Sharp, Sharp and Associates, 10907 93~° Avenue in Osseo, stated they have correc~ted <br />most of the stag letter issues. He indicated their only concern is the 76 shrubs redNired. They <br />have Japanese yews there now, and crab apple trees. He does not know where they would put 76 <br />new shrubs. He noted the new addition is more narrow than the existing building on the front <br />where they would be planting them. <br /> <br />Associate Planner Geisler indicated the staff member who did the landscape calculation only <br />looked at the area the new building would be on. <br /> <br />Assistant Communi¢- Development Director Trudgeon stated they would want to look at k and <br />see what is there, but sra.ff can make a recommendation after the fact even if this is approved <br />tonight. <br /> <br />Mr. Sharp. indicated the building will be the same color as the existing building; .they will be <br />carrying the theme tirough. He indicated the waste storage enclosure, fi.om his point of view, is <br />not needed. They have two now with the existing building that they do not use, since' most of <br />their waste is scrap metal and they keep it ins/de.
