When the original <br />building was constructed. Axnur Mar~les were a part of the landscaping. However, this species is now <br />on the prohibited list and thus, will .not be replanted. The ornamental pla~tmgs will/nclude both <br />Flowering Crabapple and Japanese Tree Lilac. Both of these species are acceptable. <br /> <br />The site also includes a row of Colorado Blue Saruce along the southern prope~Wy line that will remain <br />in tact. All tree species indicated in the species patetxe are considered acceptable and all meet the <br />minimum size requiremen~is of City Code. <br /> <br />City Code also requires four (4) shrubs per required oversror/*zee planted. However, when the spatial <br />limitations of the site are taken into consideration, this may be too stringent. Ln an efort to remain <br />consistent with the landscape design of the original building, Stai¥ would like to see a continuation of <br />the Japanese Spreading Yew along the north face of the proposed addition. Fur'&ermore, there is room <br />along the east face of the proposed addition to install sb.rubs as well. Staff feels that if these two areas <br />are p/anted with shrubs at a reasonable spacing (3 or 4 feet on center), than this will be sufficient to <br />satis~ the shrub requirements. The east side of the proposed addition will be in shade for a good <br />portion of the day and thus, a shade tolerant species should be considered. A revised landscaping plan <br />must be submitted that includes the extended shrub lines. <br /> <br />Architectural Standards: Citw Cc;~[e restricts building height to 35 fee: and exterior wall £m.ishes to <br />natural or prefabricated brick or srane or pre-cast concrete panelk or some other mmerial approved by <br />City Council. The submitted building elevations appear to meet both requirements. ~T}~e supplied color <br />elevation will be shown at the City Counci2 meeting. <br /> <br />Waste Storage: City Code requires that all solid waste and reflxse receptacles be stored within a <br />completely screened structure or container. The revised site plan idenri~les e,-dsrmg waste storage areas <br />on the interior of the building. <br /> <br />Off-Street Parking - Design: In accordance with Citw- Code, ail driveways, off-street parl%ng and <br />maneuvering areas are proposed to be surfaced with concrete or bituminous and 5,nished with B-6/12 <br />concrete curbing. All disturbed pavement shall be neatly saw- cut and patched with bituminous or <br />concrctc. <br /> <br /> Off-Street Parking - Spaces Requiredi The revised site plan shows 34 new par?ring spaces and 7 <br /> spaces of proof-of-parking. City Code requires :, par~g spaces (1 space per 300 square feet of <br /> space and I space per 1000 square feet of indusmai space). It is stafff's opinion that 34 new parking <br /> spaces is sufficient to meet the parking needs of the new addition. <br /> <br />.
