ManufactUring/office facilities are a <br />permitted use in this district.-The lot in question is approximately 1.3 acres in. size. Lot <br />coverage for the proposed project is approximately 22% (restricted to 45% under City. Code). <br />The proposed site plan meets the required front, rear, and side yard setbacks. <br /> <br />The site plan submittal has been revised"to address staffs previous concerns with site <br />drainage, traffic maneuvering, and landscaping. Staff i.s recommending that the developer <br />and City share the cost of constructing a detention pond that. will. service both the subject <br />property and the City-owned property, to the north. <br /> <br />Recommendation: <br /> <br />The Planning CommissiOn and staff recommend site plan approval contingent upon <br />compliance with City.
