Furthermore, it also shows three existing trees that will be prese~ed in the/r current locations (although species and size are not indicated). Although speci15c trees are not indicated, there is also an area along the wesre~ portion of'the site that is noted for tree prese,wation as well. The revised plan shows that six (6) t~,ees will be installed along Radium Street, which exceeds the minimum requirement to satisfy, the public road frontage plantings. The remaining nineteen (19) trees will be installed around the perimeter of the site. The shrubs w/Il be installed around the north, east, and south sides of the building. Ali the species listed in the species palette are acceptable as outlined in the Ramse,(' Tree Book. Additionally, all species meet the minimum s]ze requirements of City Code. Ci~ Code does spec/f-y,. thru not more than twenty-five percent (25%) of the trees installed should be ornamentals. The revised plan includes nine ornamentals (which represent roughly 35% of the trees being planted). However, the overall plan appears saris.factory and, due to the spacing of plantings, Staff feels that' this is acceptable. Architectural Standards: City Code restricts building height to 35 .feet and e..-ctedor walt *ShUshes to natural or prefabricated brick or stone or pre-cast concrete panels or some other material approved by City Council. The submitted building elevations appear to meet both requirements. The submitted color elevation will be shown at the City Council meeting. Waste Storage: City Code require~-, that all solid waste and refuse receptacles be stored within a completely screened structure or container. The revised site plan show-s a screened trash enclosure on the northwest corner o,f the proposed building. .... Oil:Street Parking - Spaces Required: City Code requires one parking space per 1,000 square .feet floor space. The submitted site plan indicates 14 parking spaces (12 .for the manux~actudng use and 2 .for the o~ce use), wk/ch meets Code requiremems. Lighting: The submi~als propose rfine wall mounted 150-wa~ high-pressure sodium lights with downcast shields. Ci£~ commercial lighting standards require that the luminaire (light source) must not be visible ~?om beyond the prope~.-'ry line. The applicant should subm/t shop drawings o,f the lig-]xting fixtures for review and approval by the City. Engineer. Drainage and Grading: Staff has reviewed the one sheer plan dazed July 11,. 2003 and revised August 18. 2003 illustrating the gading, drainage, and erosion control plan prepared by Hakanson ~imderson Associates Inc. Drainage ~rom this site will be d/rected overland to two catch basins-located at the northeast and southeast corners o~' the paved areas. Flow fi.om these catch basins is directed to a detention pond that is located on the lot to the no~h, which is owned by the City... This detention pond in mrn discharges through a storm sewer easi and south to a large' regional retention pond. -205-
