Although speci15c trees are not indicated, there is also an <br />area along the wesre~ portion of'the site that is noted for tree prese,wation as well. <br /> <br />The revised plan shows that six (6) t~,ees will be installed along Radium Street, which exceeds the <br />minimum requirement to satisfy, the public road frontage plantings. The remaining nineteen (19) trees <br />will be installed around the perimeter of the site. The shrubs w/Il be installed around the north, east, <br />and south sides of the building. <br /> <br />Ali the species listed in the species palette are acceptable as outlined in the Ramse,(' Tree Book. <br />Additionally, all species meet the minimum s]ze requirements of City Code. Ci~ Code does spec/f-y,. <br />thru not more than twenty-five percent (25%) of the trees installed should be ornamentals. The revised <br />plan includes nine ornamentals (which represent roughly 35% of the trees being planted). However, <br />the overall plan appears saris.factory and, due to the spacing of plantings, Staff feels that' this is <br />acceptable. <br /> <br />Architectural Standards: City Code restricts building height to 35 .feet and e..-ctedor walt *ShUshes to <br />natural or prefabricated brick or stone or pre-cast concrete panels or some other material approved by <br />City Council. The submitted building elevations appear to meet both requirements. The submitted <br />color elevation will be shown at the City Council meeting. <br /> <br />Waste Storage: City Code require~-, that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The revised site plan show-s a screened trash enclosure on <br />the northwest corner o,f the proposed building. .... <br /> <br />Oil:Street Parking - Spaces Required: City Code requires one parking space per 1,000 square .feet <br />floor space. The submitted site plan indicates 14 parking spaces (12 .for the manux~actudng use and 2 .for <br />the o~ce use), wk/ch meets Code requiremems. <br /> <br />Lighting: The submi~als propose rfine wall mounted 150-wa~ high-pressure sodium lights with <br />downcast shields. Ci£~ commercial lighting standards require that the luminaire (light source) must not <br />be visible ~?om beyond the prope~.-'ry line. The applicant should subm/t shop drawings o,f the lig-]xting <br />fixtures for review and approval by the City. Engineer. <br /> <br />Drainage and Grading: Staff has reviewed the one sheer plan dazed July 11,. 2003 and revised August <br />18. 2003 illustrating the gading, drainage, and erosion control plan prepared by Hakanson ~imderson <br />Associates Inc. Drainage ~rom this site will be d/rected overland to two catch basins-located at the <br />northeast and southeast corners o~' the paved areas. Flow fi.om these catch basins is directed to a <br />detention pond that is located on the lot to the no~h, which is owned by the City...
