<br />On August 26, ,_00_~, Site Plan approval was ~anted by the City of Ramsey ("City") to L and D Properties LLC
<br />("Permittee"), whose address is 17171 1154 Ave. North, Suite D, Maple Grove, Minnesota 55369, to construct a
<br />12,533-square-foot manufacturing/office building ("Structure") on part of the property which is legally
<br />described as follows:
<br />
<br /> Lots 2 and 2a, Block 1, West Radium Business Center 1st Addition
<br />
<br />Or upon recording of the administrative subdivision:
<br />
<br />The south 167.00 feet of Lots 1 and 2A, Block 1, West Radium Business Center ~ ' '
<br /> 1 Addmon, Anoka
<br />County, Minnesota ('Parcel A');
<br />
<br />AND
<br />
<br />That part of Lots 2 and 2A, Block 1, West Radium Business Center 1st Addition, Anoka County,
<br />Minnesota, lying northerly of the southerly 167.00 feet thereof ('Parcel B').
<br />
<br />the ("Site").
<br />
<br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follOws:
<br />
<br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect.
<br />
<br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in accordance with
<br />the requirements of the state Building Code.
<br />
<br />SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as Shown on the Site Plan
<br />prepared by Lampert Architects dated July 2, 200.2, revised July 14, 2003, revised August 7, ~00.2,
<br />revised August 14, 2003, revised August 18, 2003.

<br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site
<br />improvements on the Site in accordance with the specifications and location as shown on the Site Plan.
<br />The Required Improvements are as follows:
<br />
<br />a. Site grading in accordance with the Grading Plan prepared by Hakans0n Anderson dated July 11,
<br /> 200_~, revised August 18, ~00~, and City staff review letter dated AuguSt 1,200.2, revised August 22,
<br /> 2003.
<br /> b. Installation of concrete and bituminous driveways and parking lot.
<br /> c. Installation of B-6/12 continuous concrete curbing around the perimeter of.all concrete and/or
<br /> bituminous surfaces.
<br />d. Establishment of turf in areas disturbed during construction and in accordance with the Site Plan.
<br />e. Installation of additional landscaping materials in accordance with the Site Plan prepared
<br /> Lampert Architects, dated July 2, _00~, revised July 14, 2003, revised August 7. ~00.2, revised
<br /> August 14, 200.2, revised August 18, ,00.2, and in accordance with the Ci~, staff review letter dated
<br /> August 1, _00,~, revised August '29, 2003.
