zoning map has changed .that commercial area from B-1 General Business to B-2 Highway
Business. ~

Community Development Director Frolik also noted that Dr. Hartmarx of the veterinau clinic on
Highway 10 was present at the previous meeting and suggested that animal clinics, be added to
the list of permitted uses on the highway corridor. The Plarm/ng Comrnission and City Staff
agreed and the text was amended accordingly.

Staff is recommending that the Plarm/ng Commission forward a recommendation to City Council
to adopt the text and map as proposed and amended, with the exception of the R_ivlyn Street area
and the Holasek/Hamilton property.

Community Development Director Froiik noted there was a gentleman in attendance about the
Gun Club property, and noted this property, has always been zoned R-t. She stated at some t/me
the map was colored quasi-public, which is a designation Rarnsey does not even have now-, and
when they do it will not be for this type of i2se. She also mentioned the pe~ormance Standards
for loading docks was erroneously omitted and will be added to the text with no changes. She
stated they also will be fixing the wording on two emplo~vment distr4cts, which stated you can
have a retail or multi-car lot indoors. She indicated the wording now sounds like you cannot
park any company vehicle outside overnight, you can and that will be clar4fied.

Chairperson Nixt reconvened the public hearing at 9:31 p.m.

Francis Welte, 16051 Alpine Street, thanked the Commission for malting them conforming
again.

Business owner at 9549 Highway 10, thanked the Commission for re-zoning them as a
conforming use.

An unidentified resident indicated he understands the Gun Club is odandfathered, but he
appreciates the City wanting to move it to light residential. He stated although the City Council
ignored the Planning Commission on the first issue, maybe they will listen now.

Joe Nathe, owner of Riverside Farms with his brothers, questioned why they were rezoned fi:om
Commercial to R-1. He stated if he built a house on Highway. 10, he does not think anyone
would want to live there.

Community Development Director Frolik stated there is a pattern of residential zoning along the
river.

Del Fredricks stated he appreciates the low density on the Gun Club, but it concerns him how it
is depicted on the map. It is already R-1 and they are re-zoning it R-1. He questions what re-
zoning means. He stated the Gun Club has been there a long time and there is probably a lot of
lead on the property. He indicated it is outside the ~SA and will have to haYe a well. He
asked if this would get planed now, and if it would be cleaned up before platting.

Planning Commission/June 5, 2003

-241 -
