Butt lots shall be p~latted at least 5ye feet wider than the average width of <br />interior lots in the *block. The use of butt lots shall be avoided wherever <br />possible. <br /> <br />so <br /> <br />Lots abutting upon a water course, drainage way, or stream shall have such <br />additional depth or width as may be required to protect house sites from <br />flooding. <br /> <br />Lots with frontage on 'two parallel streets shall not be permitted excent <br />where lots back on arterial streets or highways. Double frontage 9.50.30 <br />have an additional depth for screen planting along the rear lot line. <br /> <br />In those instances where a plat is adjacent to a County road or State <br />Highway, no direct vehicular access shall be permitted from individual lots <br />to such highway, The number of access onto MSA roads shall be avoided or <br />minimized. <br /> <br />In the subdividing of land, regard shall be shown for all natural features, <br />including tree growth, water course, which if preserved will add <br />attractiveness to the area. <br /> <br />Lot remnants which are below minimum lot area or dimension must be <br />added to adjacent or surrounding lots rather than to be allowed to remain as <br />an unusable outlot or parcel unless the subdivider can show acceptable plans <br />for the future use of such remnants. <br /> <br />Subd. 9. <br /> <br />Indigidual Sewage Treatment Systems <br /> <br />.All lots proposed for individual sewage treatment systems;shall be in <br />accordance with Section 8.30 (Sewage Disposal Systems) of this City Code. <br /> <br />If at any time during the course of the preliminary or field evaluation, <br />limiting characteristics for a standard system are discovered, an alternative <br />site for a standard system must be determined on the affected parcel of <br />property; and if such a site is available, then the City shall require an <br />evaluation of the alternative site. <br /> <br />If after inspection by the City, a lot proposed for an individual sewage <br />disposal system is determined unsuitable for that purpose, said lot(s) shall <br />not be approved for disposal of waste and, if the lot(s) is contained in a plat, <br />said plat shall not be approved. Construction of such a system on said <br />property shall constitute a violation of this Chapter. <br /> <br />The subdivision shall not be approved until all new lots proposed for an <br />individual sewage disposal system are found suitable for that pm'pose, as <br />defined by this and the City Code. <br /> <br /> 9.50 Subdivision Regulations <br />-318- <br /> <br />9-30 <br /> <br />August 2003 Draft <br /> <br /> <br />
