Mr. Bauer explaine.d that.creating a pne-acre lot would provide for a future road ydthout <br />impacting that lot. ~ <br /> <br />Councilmember Elvig inquired if it was possible for the property line to follow the layout of the <br />possible future road to thy and increase the lot size. <br /> <br />Councilmember Kurak suggested creating a larger lot at this time that would include an easement <br />fOr a future road. <br /> <br />Mr. Bauer explained that the only reason he went with'the one-acre lot was to provide him with <br />the option to sell that piece of property. If he is required to create more than a one-acre lot he <br />would probably keep the property and divide it in the future if the land were to be developed. <br /> <br />Assistant Communi~ Development Director Trudgeon noted thru the Board of Adjustment <br />would have to handle the variances. <br /> <br />Councilmember Kurak expressed concern that if they were to allow someone to have a one-acre <br />lot, then others will request the same thing. <br /> <br />Mr. Bauer stated that the one-acre lot is not a critical issue to him. <br /> <br />Councilmember Kurak inquired if there was any concern with lead contamination on the <br />property. <br /> <br />Mr. Bauer replied no. <br /> <br />Councilmember Pearson inquired as to what the other lot sizes were in the area. <br /> <br />Assistant Community Development Director Trudgeon explained that the lot si~es currently <br />range from one acre to 2.5 acres. <br /> <br />Councitrnember Pearson questioned if they would really be setting a precedent allowing for the <br />one-acre lot since there are already one-acre lots in the area. <br /> <br />Assistant Community Development <br />hardship for the variance. <br /> <br />Trudgeon explained that the biggest problem is proving <br /> <br />Councilmernber Elvig stated that there may be an opportunity to provide m~ east/west connection <br />tkrough this property in the future and questioned what the impact may be. <br /> <br />City Administrator Norman replied that it is an area that has not been considered for future <br />development, but it Would be the logical place to connect 161s`. <br /> <br />Councilmember Cook stated that when they are looking at ghost platting property they have to <br />start considering east/west routes. <br /> <br />CiQ, Council Work Session/July 29, 2003 <br /> Page 8 of 13 <br /> <br /> <br />
