Erovide finish grading and turf establishment for all park, playground, <br />trail and public open spaces and provide landscape screening in <br />accordance with Ci~ Policy. <br /> <br />Establish park boundm,w corners for the purpose of erecting park limit <br />signs. Monuments of permanent character shall be placed by the <br />subdivider at all angle and curve points on the outside boundaries of <br />all public property. <br /> <br />The subdivider shall submit a topographical, site, wading and <br />landscape plan prepared by a registered engineer or landscape <br />architect to the City. for approval during the preliminary plat process. <br /> <br />Park Dedication Credit. In lieu of a full park dedicatim 9.50.30 <br />contribution, the City may give credit for the following: <br /> <br />Constructing and paving trails which are identified by the City as <br />accessible bikeway/walkway trails in accordance with City Standards <br />concurrently with the roads in their developments (i.e., grading with <br />site grading and paving with street or parking lot paving). Grade and <br />provide appropriate surfacing, as approved by the Park and Recreation <br />Commission, of trails identified by the City as horse or wilderness <br />trails. <br /> <br />Complete, construct, and pave walkways which may be required as a <br />trail link co:mector in accordance with Ci~ Standards. Such <br />walkwags may be within or abutting residential street right-of-ways. <br />No park dedication credit will be given for these connecting links or <br />construction thereof. <br /> <br />Provide sufficient public road access and surfaced parking facility as <br />deemed appropriate by the Park and Recreation Commission after <br />consideration of the recommendation of the City Engineer for <br />neighborhood parks and community parks. <br /> <br />Agreement as to Dedication. Agreements in this Section shall be made as <br />part of the Development Agreement presented for approval along with the <br />final plat. Failure of the Council and subdivider to reach agreement <br />regarding the matters in this Section above shall constitute denial of the plat. <br /> <br />m. Application to Re.subdivision. <br /> <br />In the event of a re-subdivision of a parcel for which park dedication <br />requirements have previously been met, no additional park dedication <br />requirements shall be imposed as a result of the re-subdivision <br />providing the overall density of development of the parcel remains the <br /> <br /> 9.50 Subdivision Regulations <br />-322- <br /> <br />9-34 <br /> <br />August 2003 Draft <br /> <br /> <br />
