<br />DEVELOPMENT MANAGEMENT SERVICES <br />Ramsey, Minnesota <br /> <br />bbpc <br /> <br />ASSOCIATES <br /> <br />Firm Information & Team <br /> <br />The BBPC Team consists of a uniquely qualified group of individuals offering significant prior experience conducting development <br />management services in the Minneapolis area, the Mid,West, and throughout the nation. We fully certify that the BBPC Team offers <br />the capacity and ability to deliver all the services identified in the Request for Qualifications, and that we have committed the <br />resources of our senior staff in this effort. The BBPC Team is comprised of urban planners, economic and real estate analysts, and <br />local area specialists who bring recent experience in financial feasibility evaluation, development and developer evaluations, the <br />formulation of innovative funding strategies, resolution of public revenue shortfalls, transportation and transit,related analyses, joint <br />development planning, developer negotiations, and market/economic analyses. Our Team members have implemented award winning <br />results in cities throughout the nation. In close collaboration with our subconsultant, BBPC will assume primary responsibility for <br />performing the development management services to the City of Ramsey. <br /> <br />Our deep experience with development packaging/solicitation/evaluation, innovative public/private partnerships, and project <br />implementation has taught us that maintaining effective communication with the local government (client), providing market based <br />implementation strategies, and focus on providing high quality financial analysis enables the client to realize projects which meet <br />community goals and objectives. <br /> <br />The BBPC Team has significant experience with similar and relevant projects. We have performed services in Ramsey and in other <br />cities in Minnesota including but not limited to St. Paul, Minneapolis, and Bloomington. BBPC has been retained (but does not <br />currently have any active jobs) by the City of Minneapolis to assist with a variety of financial, development and market advisory <br />services, including: financial analyses, projections and/or forecasts; analysis of private sector development proposals and related <br />public assistance; advice on public sector financial participation in development to recapture investment; recommendations on <br />alternative methods of financing the public cost of redevelopment and transportation/transit,related projects; assistance in <br />development and redevelopment negotiations; and preparation of market analyses. Our most relevant projects are highlighted in the <br />Relevant Experience section. <br /> <br />Our proposed team includes the project direction and overall management of Jim Prost, one of the founding Principals and co,owners <br />of BBPC. Day to day technical work will be managed by Vice President, David Starnes, while technical analysis will be provided by <br />Senior Associate Brian Dowling, and Associate Autumn Calder. Local real estate specialist, McComb Group Ltd., will provide local <br />market knowledge and be an on,the,ground resource for immediate City needs.
