<br />LOCATION EVALUATIONS <br /> <br />. Convenient access to nearby public transit options <br /> <br />St. Francis Boulevard, North of Nowthen Boulevard <br /> <br />There are parcels on either side of St. Francis Boulevard that are zoned as medium density resi- <br />dential. These parcels are in close proximity to a modest retail concentration at the St. Francis <br />and Bunker Lake intersection. The development pattern has continued to expand northward <br />along St. Francis Boulevard up toward the City ofNowthen. These parcels are located on a high <br />traffic roadway and near to shopping and services. These parcels would be appropriate for for- <br />sale or rental development, general occupancy or senior. <br /> <br />NE Quadrant of Alpine Drive and St. Francis Blvd. <br /> <br />This location was discussed in the 2006 report. This site would be a strong location for the fol- <br />lowing types of housing products: <br /> <br />. Rental apartments (affordable and/or market rate) <br />. Senior housing (independent or service-intensive) <br />. For-sale townhomes or condominiums <br /> <br />The property is located east of St. Francis Boulevard, across from newer owner-occupied town- <br />homes. A convenience store and gas station is located immediately south of Alpine Drive and <br />the property is a short distance from other neighborhood retail goods and services located at <br />Bunker Lake Boulevard and St. Francis Boulevard. <br /> <br />In the short-term, this site would be most appropriate for either rental housing or senior housing. <br />Independent senior housing is somewhat soft currently as seniors are delaying moving from their <br />single- family homes until the housing market improves. Rental housing vacancies have recently <br />climbed and affordable rentals appear to be experiencing significant softening. We expect this <br />situation to stabilize over the next 12 to 18 months as the economy experiences a gradual recov- <br />ery. <br /> <br />17th Avenue and Green Valley Road <br /> <br />The southeast quadrant of the intersection is guided for medium density residential development. <br />This area is within the 2030 MUSA, but is not contiguous to the other areas along St. Francis <br />Boulevard, Nowthen Boulevard and Highway 10. The area's location at a major intersection in- <br />dicates its appropriateness for the proposed use. It is likely that this area will not develop for <br />some time as there are other parcels in closer proximity to major thoroughfares, shopping and <br />public transit that offer greater desirability for near-term development. <br /> <br />Ramsey Town Center <br /> <br />From Ramsey Boulevard to Armstrong Boulevard is the Ramsey Town Center. <br />ignated as multi-use.
