<br /> <br />-eld <br />RC5eareh rnc. <br /> <br />October 23, 2009 <br /> <br />Ms. Karen Skepper <br />Anoka Connty HRA <br />2100 3rd Avenue <br />Anoka, MN 55303 <br /> <br />Dear Ms. Skepper: <br /> <br />Attached'is the update report titled An Analysis 0/ Potential Demand/or WorJiforce and Senior <br />Housing in Ramsey, Minnesota. <br /> <br />This update includes an evaluation ofthe types of housing products appropriate for medium and <br />high density zoned parcels in the City of Ramsey, an update of demographic projections and the <br />impact of the current economic slowdown on projected growth trends in the Market Area, up- <br />dates on for-sale housing market values and housing market activity in addition to surveys of <br />various categories of rental housing products including senior housing. <br /> <br />The updated study finds household growth has slowed substantially due to the current recession, <br />which is delaying the viability of new development in the near term. As the economy recovers, <br />new housing products will be needed to meet the housing needs of Ramsey residents; we believe <br />it is likely that some new housing units could be delivered in late 2011 or 2012. Recommenda- <br />tions are provided in the Conclusions and Recommendations section ofthis document. <br /> <br />We have enjoyed completing this analysis.
