<br />December 2, 2009 <br /> <br />City of Ram~ey-Board of Adjustment <br />RE: Reqmistto support Mr. Mark Hilliard's Shed Variance Request at 5161- 1 561h Lane <br /> <br />To City Staff: <br /> <br />My name is Jeff Durant and I am the owner of the residence at 5150 _1561h Lane due West of the <br />Hilliard residence. <br /> <br />I.support granting the variance applied for by my neighbor Mark Hilliard for each of the following <br />reasons: <br /> <br />1. The alternate shed location proposed by city staff will result in large scale. earth fill and will direct <br />more unwanted water drainage onto my property. The existing current drainage is acceptable to all <br />parties and the inspector's alternate location proposal will direct unwantedwatet onto my property <br />unnecessmily. This can be completely avoided if the variance is granted. <br /> <br />2. The city staff alternate location proposci1 is also unacceptable to me because it will place the shed <br />structure in a location that diminishes the value of my property, as shed location proposed by city <br />staff, will be directly visible from all my d~ck, pool and garden areas. The location proposed by <br />Mr. Hilliard will be mostly hidden from all adjoining lots and will be screened by trees/foliage. It <br />will maintain the essential natural wooded. character of our lots. Having a larg~ storage shed almost <br />in my. backyard will not improve my lots value. <br /> <br />3. The inspector's alternate location will also severely restrict effective maintenance vehicles access <br />because placing the shed in alternate location will block any future maintenance equipment access <br />that might be needed by both our properties as might be needed for repair of storm damages or for <br />water supply-well maintenance equipment. This would be a situation where the city's refusal to <br />grant a variance would iinpose unreasonable future restrictions necessary to properly maintain our <br />h<;Jmes, lots and water utilities in case of damages. <br /> <br />Mr. Hilliard's proposed shed location is the best for all the lots bordering his property becaus~ it <br />minimizes the visibility of the shed for all neighbors, maintains property values, protects existing <br />mature trees and existing natural drainage, and allows for future access to essential utilities such as <br />water, electric and cable should maintenance equipment need to be broughtin for essential repairs. <br /> <br />I would urge you to not accept the city staff's alternate site location for the building as its only impact <br />would be to lower property values and unnecessarily restrict future access for essential repairs. The city <br />staff proposal provides no advantage to actual property owners. <br /> <br />
