MULTI-FAMILY RESIDENTIAL DESIGN GUIDELINES AND STANDARDS <br /> <br />HOW TO USE THIS DOCUMENT <br /> <br />Set forth below are the key steps in the development process and points at which the <br />design guidelines and standards should be consulted and applied: <br /> <br />Locate the property and identify the applicable zoning district. <br />Discuss the proposed project with city staff (informal discussion only--typically pre- <br />design). <br />Review the design guidelines and standards. <br />Understand the context of the building site; inventory adjacent land uses. <br />Develop the site plan and building design using these guidelines and standards in <br />conjunction with relevant chapters of the Unified Development Ordinance <br />("UDO") and other applicable development regulations and policies. <br />Contact staff regarding a pre-application meeting, <br />Complete the developer's checklist to ensure conformance with the design <br />guidelines ,and standards. <br />Submit the project for formal review per relevant procedures as set forth in the <br />UDO, Chapter 18.140. <br /> <br />Section IV of this document sets forth specific design guidelines and standards that are <br />organized in a format that contains design principles and regulatory language. Section <br />IV contains the following components that should be applied as discussed: <br /> <br />Intent Statement, This is a broad statement explaining the design intent for the <br />guidelines and standards that follow. It should be used to help interpret the application <br />of a standard in a specific situation. In cases where special conditions exist that are not <br />specifically addressed by the standards or guidelines, the intent statement should serve <br />as the basis for determining the appropriateness of the proposed design. <br /> <br />Design Guidelines and Standards, The text indicates whether the proposed regulation is <br />a guideline or a standard. Guidelines ("should") are advisory, but strongly <br />recommended.; standards ("shall") are mandatory. <br /> <br />Incentives, In some instances, incentives are offered to encourage development to <br />provide unique design features or community amenities beyond the minimums required <br />by the design standards. <br /> <br />CITY OF OVERLAND PARK, KANSAS 3 OCTOBER 7, 2002 <br /> <br /> <br />
