Incentive for Development of Neighborhood Greens. The city may approve <br /> up to a twenty (20%) increase in permitted density for the development of <br /> common open space in the form of accessible, neighborhood greens. To be <br /> eligible for this incentive, the developer shall comply with the following <br /> standards: <br /> <br /> (a) Minimum Parcel Size. The multi-family development site shall be a <br /> minimum of 10 acres. <br /> <br /> (b) Size of Green. Each neighborhood green shall be at least 1 acre in size. <br /> (c) Location of Green. <br /> <br /> (1) Each neighborhood green should be centrally located and easily <br /> accessible to all residents within the development. <br /> <br /> (2) Each neighborhood green shall be located in a visible, secure setting <br /> that is easily observed from public streets or private drives. To the <br /> maximum extent practicable, rear fa(;ades of multi4amily dwellings <br /> that do not contain building entrances shall not abut more than two <br /> sides of the greens perimeter. <br /> (3) All parts of the green shall be easily accessible by pedestrians. <br /> <br /> (d) Amenities and Landscaping. Each neighborhood green shall be <br /> landscaped and shall contain multi-use areas, walking paths, plazas, <br /> pavilions, picnic tables, benches, or other similar features for various age <br /> groups to enjoy. <br /> <br /> (e) Density Bonus Allowed. The City may allow up to a twenty percent <br /> (20%) increase in permitted density for a development that includes <br /> acreage devoted to neighborhood greens accroding to the following <br /> schedule: <br /> <br />CITY OF OVERLAND PARK, KANSAS 14 OCTOBER 7, 2002 <br /> <br /> <br />
