MULTI-FAMILY RESIDENTIAL DESIGN GUIDELINES AND STANDARDS <br /> <br /> (c) Common open space is centrally located in the interior of the site and <br /> accessible by all units. <br /> <br />c. Orientation to Interior Property Lines-Multi-Family Buildings Adjacent to Lower- <br /> Density Residential Uses or Non-Residential Uses <br /> <br /> i. Along interior (non-street edge) property lines, multi-family buildings shall be <br /> oriented in a more perpendicular rather than parallel direction to adjacent <br /> lower-density residential uses or zoning districts, or to adjacent commercial <br /> or industrial uses or zoning districts. When parallel orientation is necessary, <br /> building setback from the adjacent use or district boundary shall be <br /> increased by at least fifty percent (50%). <br /> <br />d. Minimum Building Separation <br /> <br /> i. The minimum separation between multi-family buildings, including <br /> accessory buildings unless otherwise specified, on the same lot or <br /> development parcel shall be: <br /> <br /> RP-3, RP-5, RP-6 Districts: 15 feet <br /> RP-2, RP-4 Districts: 12 feet <br /> <br />e. Privacy Assurance <br /> <br /> When any portion of a building or structure within a multi-family development is <br /> located adjacent to property used or zoned for lower-density residential, the <br /> following standards shall apply to ensure the privacy of nearby residents: <br /> <br /> i. To the maximum extent practicable, the developer should site multi-family <br /> structures with either fewer units or structures with one-story "end" units <br /> adjacent to property Master Planned for Iow-density residential uses. <br /> <br /> ii. Accessory structures, including garages and recreational facilities, shall be <br /> set back at least twenty-five feet (25') from the adjacent property Master <br /> Planned for Iow-density residential uses, and the developer shall provide a <br /> buffer between the structure and adjacent property. The buffer may be a <br /> fence, wall, heavy landscaping, or combination thereof. Fences and walls <br /> used for buffer purposes shall be a maximum of six feet (6') in height, with <br /> finished side facing out. <br /> <br />C. VEHICULAR AND PEDESTRIAN CIRCULATION AND ACCESS <br /> <br />1, Intent <br /> <br />a, These guidelines and standards are intended to: <br /> <br /> i. Create a hierarchy of streets and drives for new multi-family development. <br /> ii. Design streets and drives to create identifiable, safe neighborhood <br /> environments. <br /> <br /> iii. Provide safe and efficient vehicular circulation patterns within and between <br /> developments. <br /> <br /> iv.
