MULTI-FAMILY RESIDENTIAL DESIGN GUIDELINES AND STANDARDS <br /> <br />3. Plant Materials <br /> <br />a. Intent <br /> <br /> Incorporate plant species <br /> found throughout the region <br /> into the planting plan to <br /> reinforce neighborhood <br /> building clusters, primary <br /> access-ways, and open space <br /> areas. <br /> <br />b. Design Guidelines and <br /> Standards <br /> <br /> i. Site landscaping shall be placed to accentuate the primary site vehicular <br /> circulation routes. <br /> <br />iii. Site landscaping shall include plants similar in form and scale to existing <br /> vegetation in the neighborhood or area. <br /> <br />iv. A variety of plant types, sizes, and species should be used so that on-site <br /> landscaping displays a variety of leaf size, texture, and color. <br /> <br />v. Plant materials shall be selected for energy efficiency and drought tolerance. <br /> <br />vi. Each landscaped area, including parking islands, shall be covered in live <br /> material. Live material includes trees, shrubs, ground cover, and sod. Woody <br /> mulch or other natural materials other than exposed gravel and aggregate <br /> rock may cover areas not covered in live material. <br /> <br />vii. The minimum tree requirements for multi-family developments are as set <br /> forth below. Such trees may include trees required to meet the requirements <br /> for interior parking lot landscaping. <br /> <br />(a) <br />(b) <br />(c) <br />(d) <br /> <br />R-3/RP-3: <br />RP-4 <br />RP-5 <br />RP-6 <br /> <br />0.75 tree per dwelling unit <br />1 tree per dwelling unit <br />1 tree per 2 dwelling units <br />1 tree per 3 dwelling units <br /> <br />Design Incentives <br /> <br /> i. Larger Caliper Trees: The city may approve a ten percent (10%) increase in <br /> density for each one-inch (1 ") increase in the caliper size for all shade and <br /> ornamental trees and a one-foot (1 ') increase in height for all evergreen <br /> (conifers) above UDO requirements for all interior and perimeter parking lot <br /> trees. <br /> <br /> ii. Additional Landscaping: The city may approve a five percent (5%) increase <br /> in density for developments that provide one additional tree per unit in <br /> addition to the required trees.
