Case # ~ <br />DEVELOPMENT OPTIONS - CITY-OWNED PROPERTY WEST OF SUNFISH <br />LAKE <br /> By: Amy Geisler, Community Development Department <br /> <br />Background: <br /> <br />At previous meetings,, the Housing Committee has discussed Potential residential <br />development projects on several parcels owned by the City. Staff has learned that one of <br />the parcels under consideration (the property west of Sunfish Lake) is subject to <br />shoreland district development restrictions. <br /> <br />The following item is enclosed for your information: <br /> <br />a) Site location map, showing shoreland district delineation <br /> <br />Observations: <br /> <br />The purpose of shoreland overlay districts is to ensure orderly shoreland development <br />while preserving water bodies that have been identified as protected waters. Sunfish Lake <br />is classified by the DNR as a "recreational development" lake. Development is still <br />possible on shoreland areas, but is subject to review by additional public agencies such as <br />the DNR. <br /> <br />The shoreland district section in City Code requires a minimum lot size of 15,000 square <br />feet and a lot width of 75 feet on this property. City Code allows variation from these <br />standards through a PUD process. The land use designation for this parcel is medium- <br />density residential, which allows for higher densities than does the minimum lot size <br />requirements. It is possible that the DNR would permit higher density development on <br />this site; this possibility needs to be investigated further by staff. <br /> <br />At last month's meeting, the Housing Committee discussed the possibility of housing <br />development on this site. It would be reasonable for the Committee to request the City <br />dedicate any proceeds from the sale of this land for future housing development work in <br />the City. This being the case, it would be advantageous to maximize the revenue the City <br />would receive through the sale. <br /> <br />33 <br /> <br /> <br />
