ORDINANCE #03-30 <br /> <br /> CITY OF RAMSEY <br /> ANOKA COUNTY <br /> STATE OF MINNESOTA <br /> <br />AN AMENDMENT TO CHAPTER 9 WHICH IS KNOWN AS THE ZONING AND <br />SUBDIVISION OF LAND CHAPTER OF THE CITY CODE OF RAMSEY, <br />MINNESOTA. <br /> <br />AN ORDINANCE AMENDING SECTION 9.11 "PERFORMANCE STANDARDS" OF <br />CHAPTER 9 OF THE CITY CODE OF RAMSEY, MINNESOTA. <br /> <br />The City of Ramsey ordains: <br /> <br />SECTION 1. AMENDMENT <br /> <br />Subsection 9.11 (Performance Standards) is hereby amended to read as follows: <br /> <br />9.11 Performance Standards <br /> <br />Subd. 1. Intent. These performance standards are designed to encourage a <br />high standard of development by providing assurance that neighboring land uses <br />will be compatible. All future development in all districts shall be required to <br />tneet these standards. These standards shall also apply to existing development <br />when stated. The Zoning Administrator shall enforce these standards. <br /> <br />9.11.01 <br /> <br />General Provisions <br /> <br /> Subd. 1. Every building erected after the adoption of this Chapter shall be <br />located on a lot, as defined herein and in no case shall there be more than one main building on <br />any one lot, except as may otherwise be provided herein. <br /> <br /> Subd. 2. The finished lot grade elevation of all buildings, as measured at the <br />building, shall be a minimum of 18 inches above the centerline grade of the adjacent public <br />roadway. All structures, whether attached to the principal structure or not, and whether open or <br />enclosed, including porches, carports, balconies, or platforms above normal grade level, shall not <br />project into any minimum front, side or rear yard. <br /> <br /> Subd. 3. Any lot of record existing at the effective date of this Chapter may be <br />used for the erection of a dwelling conforming to the use regulations of the district in which it is <br />located, even though its area is less than the minimum requirements of this Chapter. This <br />provision shall not apply to lots with widths below the district minimum, meaning that all lots of <br />record must meet district lot width minimums to qualify. <br /> <br /> Subd. 4. Sanitary sewer and municipal water connections for all structures shall <br />be stubbed in to provide for convenient hook-up to municipal waste water collection system. <br /> <br /> Subd. 5. The owners of a comer lot may elect to access the principal building on <br />either street which the lot abuts. In cases of through lots the City shall determine which street the <br />building fi'onts and accesses. In cases where one of the streets is a county, state or MSA street, <br /> <br /> <br />
