<br />28. That the Applicant has stated that the Alternative Location would restrict access of a well <br />drilling truck. in the. ~vent of failure of the private well. The Applicant has stated that th~ <br />Alternative Location would create a ten (10) foot setback to the easterly lot line and would <br />not leave enough space for a well drilling truck to access the rear yard. The Applicant has <br />stated that steep topography would prohibit a well drilliiig truck from accessing the rear <br />yard'from the other side of the Alternative Location. The City finds that it appears that t4e <br />Alternative Location has a setback oftw~nty-five (25) feet. ' <br /> <br />29. That the Applicant has stated that the Alternative Location is unacceptable due to impact to <br />trees, existing utilities, change in topography, and increased visibility of the Structure by <br />nefghboring properties. <br /> <br /> <br />32. , That the City finds that visibility of the Structure if placed in the side or rear yard does not <br />create an undue hardship. <br /> <br />33. Tp.atthe Subject Property can/cannot be put to a reasonable use without the variance. <br /> <br />34. That the plight is/is notdue to circumstances unique to'the Subject Property and is/is not <br />created by the Applicant. <br />, . <br /> <br />35. That the Variance will/will not alter locality's essential characte:r <br /> <br />36. That .economic ci!cumstances alone do/do not create the undue hardship. <br /> <br />37. .
