<br />CASE # <br /> <br />. REQpEST FOR SKETCH PLAN REVIEW OF RAMSEY TOWN CENTER 14TH <br />. ADDITION; <br />CASE OF PSD, LLC <br />By: Tim Gladhill, Associate Planner <br /> <br />~ <br /> <br />. ~ackground: <br /> <br />the City has received an application from PSD, LLC for a subdivision in Ramsey Town Center <br />to the property located on the northwest comer of Sunwood Drive and Ramsey Boulevard. The <br />Applicant is also working on a Site Plan for a medical office/clinic. <br /> <br />. . <br /> <br />Notification: <br /> <br />In accordance with City Code, property owners within 700 feet of the application were notified <br />of ~e sketch plan proposal. . <br /> <br />Observations: <br /> <br />PSD, LLC has. appli~d for a subdivision within the Ram,sey Town Center Addition to <br />accommodate a future 26,500 square foot medical office and Clinic by Allina Hospitals and <br />Clinics. The Subject Prop~rty is currently 4.36 acres and is Zoned TC-3 . Sub-District. Lot 1 is <br />proposed to be 3.00 acres, with the remaining 1.36 acres will remain as Outlot A at this time. <br />Both lots meet minimuni lot width, frontage, and size requirements for TC-3 Sub~District. <br /> <br />The site propo~es one access from Sunwood Drive. Upon development, Outlot A would also <br />share access from Sunwood. Drive as well as a second access from Peridot Street. A cross access <br />easement shall be required. A full access onto Suriwood Drive is acceptable based on current <br />traffic patterns; however, as traffic patterns and accident history.wa.rrants, the access may need to <br />be restricted to an right-in, right-out access. Turn lanes may need to be added on Sunwood Drive. <br />due to the additional access onto SunwoodDrive. <br /> <br />Municipal Water.. and Sanitary Sewer se!Vices are cUrrently stubbed to the proposed Outlot A <br />. from Peridot Street. Two options exist to service the proposed Lot 1. Lot 1 could connect to <br />these existing services through Outlot A, thus necessitating a drainage and utility easement <br />across Outlot A. The City should be made party to this agreement to ensure adequate service, <br />but shall not remain responsible for maintenance of the private servicesun~erlying the easement. <br />suiff has also been working with the Applicant to explore ..~ alternative possibility of connecting <br />to services in Sunwood Drive. This option provides more flexibility for development feir the . <br />proposed Outlot A,.but does have implications to the drive surface on Sunwood Drive and traffic <br />implications. COlilll1ents are outlined in the Staff Review Letter. Finally, a drainage and utility <br />/ <br />. easement along the . northern property line shall be reqUired. <br /> <br />15 <br />
