payable to LANDLORD at Ramsey Municipal Center, 7550 Sunwood Drive, Ramsey Minnesota <br />55303, or such other place as LANDLORD may designate. <br />5. CARE AND REPAIR OF LEASED SPACE: <br />Subject to LANDLORD'S responsibility to pay all Operating Expenses, TENANT shall, at all <br />times throughout the term of this Lease, including renewals and extensions, keep and maintain <br />the Leased Space in a clean, safe, sanitary and first class condition and in compliance with all <br />applicable laws, codes, ordinances, rules and regulations. <br />6. PARKING FACILIITIES: <br />Parking for customers of TENANT shall be provided in the surface parking lot south side of the <br />Ramsey Municipal Center, street parking on Sunwood Drive and in the adjacent Municipal <br />Parking Ramp. LANDLORD will provide six (6) signed stalls in the surface parking lot on the <br />south side of the Ramsey Municipal Center for "15 MINUTE PARKING". Parking for <br />employees of TENANT shall be provided in the parking ramp only. <br />7. SIGNS: <br />Any sign, lettering, picture, notice or advertisement installed on or in any part of the <br />Leased Space and visible from the exterior of the Leased Space, or visible from the <br />exterior of the Leased Space, must be approved in advance by LANDLORD and installed <br />at TENANT'S expense. In the event of a violation of the foregoing by TENANT, <br />LANDLORD may remove the same without any liability and may charge the expense <br />incurred by such removal to TENANT. Notwithstanding the foregoing, LANDLORD <br />agrees to permit TENANT .+ ~, ", ~,; ~ .ai_ ~ ~ ~~ to install an illuminated sign on the <br />LANDLORD'S Municipal Parking Ramp or any future Highway 10 marquis sign <br />installed by the City of Ramsey. Other than as provided herein, any signs installed <br />on highway or street right of way shall be installed only with any necessary local <br />regulatory agency approval. <br />8. ALTERATIONS, INSTALLATION, FIXTURES: <br />a. Except as hereinafter provided, TENANT shall not make any alternation, <br />additions, or improvements in or to the Leased Space or add, disturb or in any way change any <br />plumbing or wiring therein without the prior written consent of LANDLORD. In the event <br />alterations are required by any governmental agency by reason of the use and occupancy of the <br />Leased Space by TENANT, TENANT shall make such alterations at its own cost and expense <br />after first obtaining LANDLORD'S approval of plans and specifications therefore and furnishing <br />such indemnification as LANDLORD may reasonably require against liens, costs, damages and <br />expenses arising out of such alterations. Alterations or additions by TENANT must be built in <br />compliance with all laws, ordinances and governmental regulations affecting the Leased Space <br />and TENANT shall warrant to LANDLORD that all such alterations, additions, or improvements <br />shall be in strict compliance with all relevant laws, ordinances, governmental regulations, and <br />
