<br />CASE # I <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF RAMSEY TOWN CENTER 15TH ADDITION; <br />CASE OF CITY OF RAMSEY HOUSING AND REDEVELOPMENT AUTHORITY <br />By: Tim Gladhill, Associate Planner <br /> <br />Background: <br /> <br />The City has received an application from City of Ramsey HRA for a subdivision in Ramsey <br />Town Center to the property located south of Sunwood Drive west of Sapphire Street. <br /> <br />Notification: <br /> <br />In accordance with City Code, property owners within 700 feet of the application were notified <br />of the sketch plan proposal. <br /> <br />Observations: <br /> <br />The City of Ramsey HRA has applied for a subdivision within the Ramsey Town Center <br />Addition to accommodate a potential medical office and clinic adjacent to the existing municipal <br />parking ramp. In addition, the proposed plat will reconfigure existing lot lines and separate the <br />parking ramp from the Municipal Center. The Subject Property is currently 7.53 acres and is <br />Zoned TC-1 Sub-District. All lots appear to meet minimum lot width, frontage, and size <br />requirements for TC-1 Sub-District. <br /> <br />Access for the Municipal Center and Parking Ramp will remain in their current configuration. <br />Access for the potential medical office and clinic is proposed to access from Civic Center Drive <br />as well as connect to the future parking ramp expansion. Access plans for the proposed Outlot A <br />will be reviewed during Preliminary Plat. <br /> <br />Municipal Water and Sanitary Sewer services are currently stubbed to existing Lot lA, Lot 2, <br />and Outlot A along Sunwood Drive. Additional service needs will be reviewed as part of the <br />Preliminary Plat any site plan request. <br /> <br />Sidewalks currently exist along Sunwood Drive. The sidewalk along Sunwood Drive was <br />constructed to partial width until development occurs on the parcel. The Applicant shall be <br />required to construct an additional two (2) to four (4) feet of sidewalk width along Sunwood <br />Drive, when development abutting Sunwood Drive occurs. Sidewalks along Civic Center Drive <br />will need to be constructed for the medical office and clinic parcel. <br /> <br />Recommendation: <br /> <br />Staff recommends directing the Applicant to proceed forward with a Preliminary Plat, contingent <br />upon compliance with the City Staff Review Letter, dated March 11,2010. <br /> <br />1 <br />
