The following is an executive summary of the facts as they <br />relate to the subject property. Subject property is legally described as: Lots 1 and <br />2, Block 1, Evergreen 610, in the City of Coon Rapids. Subject is located in the <br />NW quadrant of Evergreen Blvd. NW and 93rd Lane NW. Subject has 828( + -) feet <br />of frontage along Evergreen Blvd. NW. and 433( + -) feet of frontage along 93rd <br />Lane N.W., both of which are bituminous roadways with concrete curb and <br />gutter. City water, sanitary and storm sewer are in place. Subject is currently <br />zoned Industrial. <br />Site area has been calculated at 13.33(+_) acres by the Anoka County Surveyor's <br />Office. The site is vacant, slightly irregular in shape, open, level, at to slightly <br />below street grade. Some site work modification was noted at the time of my <br />field inspection consisting of filling and grading. <br />The southern 1/3 of the tract including the area which adjoins the BNSFRR tracks <br />is encumbered by five overlapping easements. They consist of two easements for <br />underground utilities, gas and sanitary sewer, one drainage /utility easement, <br />and two overhead electric power transmission encumbrances.
