The Town Center zoning district sets a maximum parking space standard of 4 per 1,000 square feet of <br />building for _medical clinics and offices; which equates to 114 spaces in this case. The site plan proposes <br />143 parking spaces. The Applicant has applied for a Conditional Use Permit to exceed the maximum <br />number of parking spaces by 25%, which equates to the desired 143 parking spaces. The Applicant shall <br />enter into a shared parking agreement with PSD, LLC, the owner of future Outlot A, as the City <br />encourages shared parking facilities wherever possible in the Town Center. <br />The drainage, grading, utility and landscape plans are generally acceptable with amendments as outlined <br />in the Staff Review Letter. Anoka County has reviewed the Site Plan and Minor Plat request, with <br />comments listed in the attached letter. <br />Funding: <br />All costs associate with processing the application are the responsibility of the Applicant. <br />Recommendation: <br />City Staff recommends approval of the site plan, contingent upon compliance with the City Staff Review <br />Letter dated April 25, 2010 and approval of the Variance to floor area ratio and surface parking lot street <br />frontage as well as the conditional use permit to exceed the maximum number of parking spaces allowed. <br />Commission Action: <br />Motion to recommend that City Council approve the site plan contingent upon compliance with the City <br />Staff Review Letter dated April 25, 2010 and approval of the Variance to floor area ratio and surface <br />parking lot street frontage as well as the conditional use permit to exceed the maximum number of <br />parking spaces allowed. <br />Review Checklist: <br />Planning Manager <br />Environmental Coordinator <br />Civil Engineer <br />PC: 04/01/2010 <br />Attachments: <br />a.
