Sun' .00d Drive, with lie acc•ess ioiuts, onto CSAH.56; which' is. consistentWith county policy,
and is acceptable. Consequently no access points will be p•ermitted onto.CSAH 56 for this. site;
It should be noted that:the Intersection Si•an-
•te Distce,T'riangle for Case ;I at CSAH 56/SunwoddD.nve will be blocked
by the proposed building. While this is mitigated to sonic extent by the existing traffic signal at the intersection, it may
still impact operations and safety at. the intersection: The city and the developer shall ensure that sight. distance
requirements are met to the fullest extent possible for this site. Please note that no plantings or business signs will be
permitted within the county right. of way, and care should be exercised when locating signs, buildings, structures,
planting, berms, etc, outside of the county right of way, so as not to create any new sight obstructions for this section
of CSAH 56.
A $150.00 ACHD Engineering Plan Review will apply to this project. Calculations must be submitted along with a
grading and erosion control plan that delineates the drainage areas for this development. The post -development rate of
runoff must not exceed the pre -developed rate of runoff for the ' 10-year, critical design storm. Contact Dan Frey,
Engineer III (763.862.4209; email: Daniel.Freya,,co.anoka.mn.us ) for further information and to • coordinate the
ACHD Engineering Plan Review process. Please submit the drainage calculations, grading and erosion control.plans,
and the ACHD Design Requirements List for County Highway Modifications (copy available via our website) and the
Engineering Plan Review fee to Mr. Frey for his review and approval.
Following completion of the ACHD Engineering Plan Review process_ outlined in the above paragraih, if any work.is
to be completed within. the CSAI 56 county right of way; a permit is required, and must be obtained prior to the
commencement .of construction. Please note that underground Traffic signal conduit/wiring and traffic signal handholes
exist within the county right of way.along CR}56 at this location, andwill require7 coordination with ACHD Signals
section in.conjunction,;Nvith permit process The city/Developer will, be responsible for any applicable ACHD signal -
related costs, should the construction activities for thus site cause impacts/damage.
