CASE # 1-4 <br />Public Hearing <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED THE TOTAL AMOUNT OF <br />ACCESSORY STRUCTURE SQUARE FOOTAGE AT 8700 171sT AVENUE NW: <br />CASE OF ROB SCHILLER <br />By: Jessica Hendricks, Management Intern <br />Background: <br />On March 8, 2010, the City received a request from Rob Schiller for a conditional use permit (CUP) to <br />exceed the amount of square footage allowed for accessory structures located at 8700 17152 Avenue NW. <br />Notification: <br />In accordance with City Code, Staff attempted to notify property owners within 350 feet of the property <br />via standard US Mail. <br />Observations: <br />The Applicant is requesting a CUP to allow for the construction of an approximately 1,600 square -foot <br />accessory structure. The subject property is zoned Rl Rural Developing and is approximately 2.02 acres <br />in size. City Code allows for maximum accessory structure square footage of 2,400 on a parcel of this <br />size. At this time, the subject property contains the following accessory structures: <br />• An attached garage of 560 square feet, <br />• A detached accessory structure used for storage totaling 1,200 square feet, <br />• A children's play structure of 114 square feet, <br />• A second detached accessory structure of 32 square feet, <br />• And a third detached accessory structure of 64 square feet, <br />These structures total 1,970 square feet. There is also a 320 square foot accessory structure that the <br />Applicant has stated will be removed upon construction of the proposed accessory structure. Pictures of <br />these structures were submitted by the Applicant, and have been attached for Commission review. If the <br />overage of accessory structure space were to be approved, the total amount of accessory structure square <br />footage would be 3,570 square feet. This would equate to a total of a 1,170 square foot overage to the <br />allowed 2,400 square feet. <br />The Applicant is requesting the additional accessory structure to store his regular cab truck, which is too <br />long to fit in the attached garage. The Applicant states that his current shed is filled, and he is concerned <br />about weather damage if items are stored outside. The Applicant is also experiencing pooling of water in <br />front of his current storage structures. A contour map has also been attached for Commission review. <br />The Applicant does operate . an electrical contractor business on the Subject Property. City Staff has <br />determined that the level of the home occupation does not require the issuance of a Home Occupation <br />Permit. <br />The proposed height of the structure would be 22 feet. This height is within the parameters outlined in <br />City Code. The Applicant intends to construct the proposedstructure out of the same exterior materials <br />and colors as the house. <br />29 <br />
